As of 1st October, ALL rental properties in England must have at least one smoke alarm present on each floor (battery powered or hardwired) and a carbon monoxide detector placed in any room that contains a solid fuel appliance which includes coal or wood burning fires and wood burning stoves. It is the landlord’s responsibility to ensure they are present and working at the beginning of every tenancy and it would be wise to keep evidence of the test, for example on the check in report with the tenant’s signature. Once the tenancy has started it will be the tenant’s responsibility to ensure they are kept in working order. Failure to comply can result in a fine and issues with giving notice to your tenant.**
